Building management systems for office towers and commercial buildings

In an office tower, every tenant expects a comfortable floor and the owner expects an energy bill under control. We design a BMS that balances both: precise control in every zone, operation tied to working hours, and clear consumption figures for every floor or tenant.

What the system delivers

  • Zone temperature control through VAV boxes or fan coil units
  • Schedules for every floor, with after-hours operation on request
  • Fresh air control based on CO₂ readings
  • Energy meters per floor or tenant for cost allocation
  • Lighting control: on/off, dimming and time schedules
  • Car park fans driven by carbon monoxide sensors
  • Monitoring of chillers, pumps and water tanks
  • Lift and life-safety status (monitoring only)

From our projects

  • Barclays, KAFD: control in every zone, meters on 13 low-voltage panels and monitored server rooms
  • Sanofi head office, STC Square: HVAC tuned for staff comfort across all spaces
  • Globant: open-plan offices and meeting rooms with HVAC and lighting run to working hours

Saving energy without losing comfort

  1. Switch off what is not neededAccurate schedules for every floor stop equipment running in empty spaces and after hours.
  2. Correct setpointsSetpoints and limits are reviewed so equipment does not fight itself, such as cooling and heating at the same time.
  3. Run to the loadChiller sequencing and pump and fan speeds follow the actual building load.
  4. Measure and follow upMeters and consumption logs show where the energy goes and where savings are possible.

Common questions

Can a tenant get HVAC outside working hours?

Yes. After-hours operation is enabled for the tenant’s zone for a set period, and the hours are logged for billing where needed.

Can you measure each tenant’s consumption?

Yes, through electricity or BTU meters at floor or unit level, with periodic reports.

Can floors be added to the system over time?

Yes. The system is designed so floors are added as they are fitted out, without reworking what is already in place.
