Building systems integration with the BMS

One building, one system that sees all of it. We bring HVAC, water, lighting, power and third-party systems, whatever their manufacturer, onto a single control platform: clear screens, instant alarms and operating records that give you the full picture of your building at any moment.

Systems we control and monitor

Chillers

Start, stop and sequence chillers to the load, and monitor chilled water supply and return temperatures and faults.

Chillers · Sequencing

Pumps

Run pumps in rotation to share running hours, and control their speed to hold the required pressure.

Pumps · VFD · Duty / Standby

Water tanks

Monitor roof and ground tank levels, run the transfer pumps, and alarm on low level or overflow.

Water Tanks · Level Control

Package units

Run to schedule, hold the set temperature, and monitor compressor status and faults.

Package Units

Air handling units

Control supply air temperature, fresh air dampers and fan speed, and monitor filter condition.

AHU · FAHU

Heaters

Run heaters to schedule and set temperature, and monitor their status and faults.

Heaters

Lighting control

On/off switching, dimming, and time schedules for each zone based on working hours.

Lighting · On/Off · Dimming · Schedules

Exhaust and ventilation fans

Run toilet, kitchen and car park fans to schedule or to air quality readings.

Exhaust & Ventilation Fans

Generators and electrical panels

Monitor generator status and fuel level, breaker status, and energy meter readings.

How systems are connected

  • Direct digital control: digital and analogue inputs and outputs wired to sensors and actuators (DDC I/O)
  • BACnet over the network (BACnet/IP) or an MS/TP line
  • Modbus over the network (Modbus TCP) or an RS-485 line (Modbus RTU)
  • Gateways for systems on other protocols, such as LonWorks and KNX
  • Dry contacts where no communication protocol is available

How we integrate a device

  1. Get the documentsThe BACnet PICS or the Modbus register map for the exact model and firmware.
  2. Map the pointsWe choose the points that matter and check scaling, units, data types, word order and addressing.
  3. Connect and testWe read live values, compare them with the device display and test any write points.
  4. Graphics and alarmsThe device gets its own page, alarms with priorities, and trend logs.

Questions about this service

Can systems from different manufacturers run on one BMS?

Yes, and that is the core of this service. Most modern equipment supports open communication protocols, and what does not is connected through gateways or dry contacts. The result is one screen for the whole building instead of a separate panel for every system.

Our device is not on your list. Can you connect it?

In most cases, yes. Send us the model and its communication document, and before any work starts we confirm what can be read and controlled, so you know the outcome in advance.

We tried to integrate a device before and it failed. Why?

The cause is usually in the communication settings rather than the device itself, such as address numbering or data format. We check these details point by point and match every reading against the device display before handover.

Do integrated systems appear on the same screens and alarms?

Yes. Each system gets its own graphics page, prioritised alarms that reach the on-call person by phone call, SMS, WhatsApp or email, and trend logs for review.

Does integration affect how the existing equipment runs?

No. We start with read-only data, and no control commands are enabled until they are agreed and tested with your team present.
