Building management systems for hospitals and healthcare facilities

In a hospital, HVAC is about more than comfort. Isolation room pressure, operating theatre air changes, and laboratory and pharmacy store temperatures are all requirements that must stay within limits around the clock. We design a BMS that monitors and records them, and alerts immediately on any deviation.

What the system monitors in a healthcare facility

  • Pressure differentials in isolation rooms (negative) and operating theatres and clean rooms (positive)
  • Temperature and humidity in operating theatres and intensive care units
  • Filter condition through differential pressure
  • Medicine and vaccine fridges, cold rooms and laboratories
  • Chillers, air handling units and pumps with automatic changeover to standby
  • Generators, UPS units and critical electrical panels
  • Medical gas and fire alarm status (monitoring only)
  • Energy and water meters per building or department

What makes a hospital BMS different

  1. No shutdownsA hospital never closes, so extensions and changes are phased, and no critical system is isolated outside a window agreed with facility management.
  2. Alarms ranked by severityA pressure drift in an isolation room or a temperature rise in a theatre reaches the on-call engineer by phone call at once, while lower-priority alerts go to the maintenance log.
  3. Audit-ready recordsTrend logs at fixed intervals and exportable reports support healthcare accreditation and infection-control reviews.
  4. Standby and automatic changeoverCritical air handling units and pumps run duty/standby, the system changes over automatically on failure, and the event is recorded.

Standards

We work to the approved project specification, which is usually based on ASHRAE 170 for ventilation of healthcare facilities, Ministry of Health requirements and the Saudi Building Code. Sequences of operation and test forms are prepared to match.

Common questions

Can you work in a hospital that is in operation?

Yes. We phase the work with facility management and the infection-control team, and isolate critical systems only in windows agreed in advance.

Does the BMS control medical gases or the fire alarm?

No. It only monitors their status through dry contacts or a communication protocol, and they remain fully independent systems.

Are temperature and pressure readings kept for audits?

Yes. Trend logs are stored at fixed intervals, and reports can be produced for any room and any period.
